IAA is looking for Senior Right of Way Agents to join our Team in the Tampa Bay Area.
Duties & Responsibilities
- Previous experience in real estate, right of way acquisition, property appraisal and Knowledge of local property regulations in Florida.
- Coordinate right-of-way and utility issues for clients as assigned
- Proficiency in project coordination and teamwork, provide support during project pre-negotiations.
- Research, review, and analyze land title to identify title defects.
- Negotiates the acquisition of right of way, easements, and other property interests on behalf of the company’s clients.
- In conjunction with others, perform activities to support Real Property projects, such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination, and utility relocation/coordination.
- Proficiency in negotiation, relationship building, and communication, prepare, review, analyze, interpret all land and Right of Way related agreements, deeds, easements, leases, permits, and licenses on behalf of the company’s clients.
- Implement applicable federal, state and industry laws and regulations such as FDOT, FHWA and the Uniform Act, as well as the client’s policies and procedures.
- Work independently or closely with a team, confidently with clients, property/business owners, and occupants, and be flexible for travel, as required.
- Documentation, record management, and attention to detail, maintain up to date records of contacts and parcel related data in company’s database.
- Communicate and document effectively.
- Work flexible hours and coordinate closely with management.
- Attend Team meetings, as necessary.
- Perform other duties as needed.
Minimum Qualifications
- Minimum 5 years of experience in real estate, right of way, title, utility coordination, relocation, or property man; applicable degree may supplement years of experience.
- Ability to read and generally interpret engineering drawings, legal documents relating to real estate and right of way transactions.
- General understanding of certain aspects of right of way and land acquisition and of regulatory and legal issues preferred.
- Ability to communicate and negotiate with property owners regarding changes that may affect their property. Clients include homeowners, legal representatives, state, county, and other governmental municipalities.
Preferred Qualifications
- Associate’s degree or equivalent experience
- Real Estate license in good standing, as required by law.
- Ability to adapt to on-site team dynamics and fast-paced environments, prioritize work assignments and perform activities at a high level.
- Ability to understand and work in compliance with the Uniform Act, federal and state laws, and regulations specific to the real estate and right of way industry.
- Excellent oral and written communication skills.
- Must be organized, motivated, self-reliant and work with minimal direction.
- Proficiency with standard technology tools such as Microsoft Office and DocuSign.
- Satisfactory driving record as determined by the company and a current, valid State driver’s license.
Job Type: Full-time
Pay: $30.00 – $48.00 per hour
