About The Role
We are seeking an experienced Director of Operations who would lead the day-to-day property management performance across a multi-residential portfolio, with full accountability for operational execution, financial results, and service standards.
This role oversees Property Managers and on-site teams, ensuring leasing performance, cost control, and asset condition align with company targets. Working closely with Asset Management, Finance, and Capital teams, the Director of Operations drives operational consistency, implements best practices, and ensures portfolio performance meets investment objectives.
What You’ll Do
- Lead day-to-day operations across a multi-site residential portfolio to achieve occupancy, revenue, expense, and resident retention targets.
- Execute leasing and pricing strategies to optimize rent performance and portfolio occupancy.
- Monitor property performance, analyze KPIs and financial results, and implement action plans to improve outcomes.
- Partner with Asset Management and Finance to develop and manage annual operating and capital budgets.
- Drive accountability across Property Managers and on-site teams to deliver operational and financial objectives.
- Identify opportunities to increase revenue, improve efficiency, and control operating costs.
- Oversee property condition standards, preventative maintenance programs, and operational excellence across the portfolio.
- Collaborate on capital projects and support long-term asset planning and execution.
- Resolve escalated resident, team, and operational issues with a proactive, solutions-focused approach.
- Lead, coach, and develop Property Managers and site teams while fostering a high-performance, accountable culture.
- Support recruitment, onboarding, training, and performance management across operations teams.
- Establish and enforce standardized operating procedures and reporting processes across all properties.
- Ensure compliance with applicable legislation, including the Residential Tenancies Act (Ontario), and internal policies.
- Contribute to strategic initiatives and continuous improvement efforts that enhance portfolio performance and resident experience.
What We’re Looking For
- 10+ years of progressive experience in residential property management, including 5+ years in a senior leadership role overseeing multi-site operations.
- Proven success managing residential portfolios with full operational, financial, and performance accountability.
- Strong financial acumen with experience in budgeting, forecasting, variance analysis, KPI management, and cost optimization.
- Demonstrated ability to lead, coach, and develop high-performing Property Managers and operations teams.
- Solid understanding of residential tenancy legislation, compliance requirements, and operational best practices in Ontario.
- Strategic and hands-on leadership approach with strong decision-making, problem-solving, and stakeholder management skills in fast-paced environments.
- Experience with institutional or investment-grade assets, capital planning, operational improvement initiatives, AGI processes, and Yardi or similar property management systems is considered an asset; CPM or related designation is an asset.
