Building Maintenance Techni­cian performs a variety of skilled tasks in the renovation, repair and maintenance of Town buildings, facilities and structures. Work involves carpentry, electrical, plumbing, masonry, painting or associ­ated activities. Supervision may be exercised over assigned labor­ers or custodial workers. The work is performed under general supervision of the Facilities Operations Manager. The incumbent does related work as required.

• Leads and participates in renovation of internal and/or office areas in Town buildings;
• Leads and participates in repair of Town facilities and structures;
• Performs or assists in troubleshooting and repair of commercial electrical systems, alarm systems (both fire and premises protection), and gas and diesel generator systems;
• Performs or assists in plumbing repairs or installations of domestic water feed and waste piping, pipe fittings and shut-off valves consisting of, but not limited to, materials made of cast iron, steel, copper and all forms of vinyl and plastic piping;
• Operates equipment and tools utilized in the maintenance and cleaning of drains;
• Performs skilled carpentry repairs in both commercial and residential applications;
• Assists maintenance management in the supervision of work crews and, on occasion, works as the immediate supervisor in the Manager’s absence;
• Maintains work records of manpower, equipment, supplies and project costs;
• Performs skilled masonry and painting work;
• Responds to emergency calls outside of working hours;
• Performs other related work as necessary.

FULL PERFORMANCE KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARAC­TERISTICS:

Good knowledge of the principles,practices, materials and tools used in gen­eral carpentry, painting, electrical repair, plumbing and masonry; working knowledge of the basic operation, maintenance and repair of heating systems, working knowledge of modern buildings and grounds maintenance and repair practices; working knowledge of personal computers and office equipment; working knowledge and skill in the use of tools of one or more trades; ability to evaluate assigned projects and determine needed supplies, tools and manpower; ability to direct the work of others; ability to understand and follow directions; neatness and attention to detail; mechanical aptitude; dependability; thoroughness; physical condition commensurate with the demands of the position.

MINIMUM QUALIFICATIONS

Graduation from high school or possession of a high school equivalency diploma and two (2) years of full-time paid experience working with a licensed construction or related professional;

OR

Graduation from high school or possession of a high school equivalency diploma and four (4) years of full-time paid work experience in either general building construction or maintenance work.

SPECIAL REQUIREMENT

Possession and maintenance of a valid New York State Driver’s License appropriate to the vehicles operated.

Pay: $70,470.00 – $78,300.00 per year
