Property Manager (Residential & Commercial)
Location: North Bay & Surrounding Area
Job Summary: We are seeking an experienced and highly motivated Property Manager to oversee the daily operations, management, and maintenance of a portfolio of residential and commercial properties. This role ensures the properties are well-maintained, tenancies are managed efficiently, and financial performance meets ownership goals. The Property Manager serves as the primary point of contact for tenants, vendors, and ownership, ensuring high standards of service, compliance, and profitability. The ideal candidate will be a proactive problem-solver with strong communication skills, a keen eye for detail, and a commitment to delivering outstanding tenant satisfaction and owner returns.
Responsibilities:
Tenant Relations & Leasing:
- Manage lease agreements, renewals, rent collection, and tenant communications.
- Manage tenant inquiries, concerns, and requests in a timely and professional manner.
- Oversee the leasing process for vacant units, including marketing, showings, application processing, and lease negotiations.
- Conduct move-in and move-out inspections and manage security deposit returns.
- Ensure compliance with tenancy laws, lease terms, and building policies.
Property Maintenance & Operations:
- Coordinate and oversee all property maintenance activities, including routine repairs, preventative maintenance, and emergency services.
- Manage vendor relationships, negotiate contracts, and ensure quality of work.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and building codes.
Financial Management:
- Collect rent, track delinquencies, and initiate collection procedures as necessary including rental housing tribunal applications.
- Process invoices, approve expenditures, and reconcile accounts.
- Generate monthly property management activity reports for property owners, including operating statements.
Administrative & Compliance:
- Maintain accurate property records, tenant files, and financial documentation.
- Ensure compliance with all local, provincial/state, and federal housing laws and regulations (e.g., Residential Tenancies Act, Human Right laws).
- Prepare and distribute notices, correspondence, and other communications to tenants and owners.
Other General Duties:
- Daily Asset Management of company vehicles
- Weekly progress reports to Management
Qualifications:
- College diploma or bachelor’s degree in Property Management, Real Estate, Business Administration, or related field (or equivalent experience).
- 3-5 years of experience in property management, with a proven track record of managing residential and commercial properties.
- Strong knowledge of property management software (e.g. Yardi, Buildium, AppFolio).
- Excellent communication, negotiation, and interpersonal skills.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook, Teams).
- Ability to work independently and as part of a team in a fast-paced environment.
- Strong organizational skills, attention to detail and ability to manage multiple properties and priorities under tight deadlines.
- Knowledge of building systems and maintenance procedures.
- Customer-service oriented with a hands-on approach.
- Valid driver’s license.
Working Conditions
- On-site visits required for property inspections and tenant meetings.
- May include occasional evenings or weekends for emergencies or tenant needs.
- Occasional travel to properties in surrounding areas.

Pay: $55,000.00-$85,000.00 per year
