Position Summary
We are seeking an experienced Property Inspector to oversee property inspections, identify maintenance and compliance issues, generate revenue through inspection services, and manage corrective action plans. This position is responsible for conducting detailed property inspections, preparing estimates and work orders, coordinating repairs, and working with property owners, vendors, and local government agencies to ensure compliance with city regulations.
The ideal candidate will have extensive experience in residential and multifamily property inspections, strong knowledge of Los Angeles housing regulations, and the ability to convert inspection findings into actionable repair scopes and revenue-generating projects.
Key Responsibilities
Property Inspections
- Conduct move-in, move-out, annual and routine inspections.
- Conduct thorough inspections of single-family homes, multifamily properties, apartment buildings, and common areas.
- Identify maintenance deficiencies, safety hazards, code violations, deferred maintenance, and compliance issues.
- Prepare detailed inspection reports with photos, findings, recommendations, and repair priorities.
- Ensure smoke detectors, CO detectors, GFCI’s and safety equipment are functioning.
- Recommend preventative meaintenance measures.
- Perform follow-up inspections to verify completion of corrective work.
Unit Turn Management
- Coordinate all vacant unit turnover activities.]
- Access tenant damages and security deposit deductions.
- Ensure smoke detectors, CO detectors, GFCI’s and safety equipment are functioning.
- Prepare scope of work and obtain vendor estimates.
- Lock changes / rekeying
- Monitor project timeline and budgets.
- Conduct final quality control inspections before leasing.
- Work closely with Property Managers to minimize vacany days and expedite occupancy.
Estimates & Work Orders
- Conduct site visits to assess maintenance, turnover, and capital improvement needs.
- Develop repair scopes of work based on inspection findings.
- Prepare cost estimates for repairs, maintenance projects, and code compliance work.
- Generate work orders and coordinate project execution.
- Track project progress from inspection through completion.
Compliance & Regulatory Oversight
- Work directly with Los Angeles city inspectors, housing agencies, code enforcement departments, and regulatory authorities.
- Ensure properties remain compliant with local, state, and federal housing requirements.
- Assist in responding to inspection notices, violations, and compliance deadlines.
- Maintain current knowledge of Los Angeles housing regulations and inspection standards.
Owner & Vendor Coordination
- Communicate inspection findings and recommended repairs to property owners.
- Obtain owner approvals for repair projects and capital improvements.
- Coordinate with contractors and vendors to obtain bids and complete work.
- Provide professional recommendations regarding repair priorities, budgeting, and compliance requirements.
Revenue Generation
- Identify repair opportunities and improvement projects resulting from inspections.
- Maximize inspection-to-project conversion opportunities while maintaining high ethical standards.
- Support company growth through accurate reporting, estimating, and project management.
Qualifications
Required
- Minimum 5–7 years of inspection experience (10+ years preferred).
- Experience conducting residential and multifamily property inspections.
- Strong understanding of building systems, including plumbing, electrical, HVAC, roofing, and general construction.
- Experience creating estimates, scopes of work, and repair budgets.
- Experience in generating and managing work orders.
- Knowledge of Los Angeles housing regulations, inspection requirements, and code compliance processes.
- Ability to read and interpret inspection reports, building plans, and repair proposals.
- Excellent communication and customer service skills.
- Valid California Driver’s License and reliable transportation.
Preferred
- 10+ years of inspection experience.

- Experience dealing directly with property owners and investor clients.
- Experience managing vendors and contractors.
- Relevant certifications in property inspection, building inspection, or construction management.

Pay: $25.00 – $35.00 per hour
