Job Overview
We are seeking a dedicated and energetic Occupancy Specialist to play a vital role in managing housing occupancy and ensuring compliance with federal, state, and local housing regulations. In this dynamic position, you will work closely with residents, landlords, and community partners to facilitate access to affordable housing programs. Your proactive approach will help support individuals from underserved communities, including those with mental health conditions or high-risk populations, by providing comprehensive case management and housing assistance. Duties
- Manage the occupancy process for housing units, including application intake, eligibility verification, and lease signing.
- Conduct thorough negotiations with landlords and tenants to resolve issues related to rent, lease terms, or property conditions.
- Ensure compliance with HUD, Fair Housing regulations, Section 8 guidelines, LIHTC (Low-Income Housing Tax Credit), and other housing assistance programs.
- Provide crisis intervention and support for residents experiencing mental health challenges or high-risk situations.
- Utilize property management software such as Lindsey or SACS to maintain accurate records of occupancy status, rent payments, and case notes.
- Conduct regular property inspections and coordinate maintenance requests to uphold quality standards.
- Offer motivational interviewing techniques during case management sessions to empower residents toward self-sufficiency.
- Perform monthly housing unit inspections (100 units).
Skills
- Strong negotiation skills combined with the ability to mediate conflicts effectively.
- Knowledge of landlord-tenant law and fair housing regulations to ensure legal compliance.
- Experience working with individuals from underserved communities or those facing mental health or addiction challenges.
- Proficiency in property management software such as LINDSEY, SACS, PIC for data entry and reporting.
- Excellent crisis management skills with the ability to remain calm under pressure.
- Familiarity with housing assistance programs.
- Effective communication skills tailored for working with diverse populations including high-risk individuals.
- Ability to conduct intake assessments, case management, and motivational interviewing techniques confidently.
