About The Role

 

Reporting to the CFO, the Manager, Financial Planning and Analysis will partner closely with the Asset Management team to support strategic and operational decision-making through the understanding and analysis of portfolio performance. This newly created role is an opportunity for a business-minded finance professional to directly influence operating results through delivering data-driven insights. This role also interacts closely with and supports Spira’s Finance team.

Beyond core FP&A responsibilities, including budgeting, forecasting, financial reporting, and performance analysis, the role is designed for a finance professional motivated by future growth who thrives in a dynamic work environment and has a proven ability to meet critical deadlines. This is a hands-on position offering meaningful exposure across property operations, asset management, and portfolio reporting.

As a Manager, this position requires a high degree of independence, ownership, and initiative. The successful candidate will be expected not only to execute on core responsibilities, but to proactively identify opportunities to improve reporting, streamline processes, and elevate the overall FP&A function—helping to shape and scale its impact over time.

What You Will Do

  • Review and analyze monthly property financial statements to ensure consistent high standards of financial information at the property level have been provided by our third-party Property Management Companies
  • Perform variance analysis and trend reporting, highlighting key financial insights and partnering with the Asset Management team to develop asset-specific action plans and monitor progress
  • Assist with the construction draw process for assets in development
  • Support the annual property budgeting process in collaboration with Property Management and Asset Management teams
  • Develop and maintain fund-level financial models to provide multi-year visibility into financial performance, supporting long-term forecasting and returns analysis
  • Contribute to quarterly investor reporting and internal management reporting to senior executives, including presentation of financial data and analysis and identifying key drivers and areas of potential risk
  • Leverage third-party data sources to monitor and analyze market and industry trends
  • Explore and implement AI-driven tools and technologies to enhance forecasting accuracy, automate routine analysis, and generate insights that support strategic decision-making across the portfolio
  • Responsible for reporting requirements, including:
  • Coordinate annual property audits and third-party appraisals
  • Prepare statements of adjustment and post-closing adjustments related to acquisitions and dispositions
  • Quarterly and annual lender and investor reporting requirements
  • Identify and implement opportunities to enhance FP&A processes, tools, and reporting frameworks, contributing to the ongoing evolution of the function
  • Lead or contribute to special projects and ad hoc initiatives, as they arise

What You Bring to the Role

  • Minimum 5 years of experience, preferably within real estate, fund management, or a related field
  • Bachelor’s degree in Accounting, Finance or a related discipline
  • Professional designation (e.g. CPA, CFA, or CBV) is not required but is considered an asset
  • Advanced Excel capabilities, including financial modelling, with strong data visualization skills in PowerPoint, translating financial data into clear presentations
  • Ability to identify trends, investigate variances, and provide clear, actionable financial insights
  • A proactive mindset with the ability to identify gaps and take initiative to drive improvements
  • Strong communication skills and the ability to collaborate effectively across teams
  • High attention to detail and ability to manage multiple priorities in a deadline-driven environment
  • Experience with Yardi or similar real estate accounting systems, and/or data analytics tools is considered an asset
