Position Overview
The Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections across a portfolio of residential apartment communities. This role ensures that all properties are maintained in a safe, clean, and functional condition while delivering timely, high-quality service to residents.
Key Responsibilities
- Complete service requests including plumbing, electrical, HVAC, carpentry, and general repairs
- Diagnose maintenance issues and implement effective solutions
- Perform preventative maintenance on building systems and equipment
- Prepare vacant units for new residents (turnovers), including repairs, painting, and cleaning coordination
Property Upkeep
- Maintain interior and exterior common areas, including hallways, grounds, and amenities
- Conduct routine inspections of buildings, systems, and equipment
- Identify and report larger repair needs or capital improvement items
Work Order Management
- Respond to maintenance requests in a timely and professional manner
- Accurately document work completed, materials used, and time spent
- Prioritize tasks based on urgency and operational needs
Compliance & Safety
- Follow all safety protocols and company procedures
- Ensure properties meet local building codes and regulatory requirements
- Participate in emergency on-call rotation as needed
Vendor & Team Coordination
- Assist with supervising outside contractors when needed
- Communicate effectively with property management staff and onsite teams
- Support overall property operations as required
Qualifications
- 2+ years of maintenance experience in residential, commercial, or related field
- Working knowledge of plumbing, electrical, HVAC, and general building systems
- Ability to troubleshoot and repair a wide range of maintenance issues
- Strong time management and organizational skills
- Valid driver’s license and reliable transportation
Physical Requirements
- Ability to lift and carry up to 50 lbs
- Comfortable standing, walking, bending, and climbing for extended periods
- Ability to work indoors and outdoors in varying weather conditions
