Job Title: Maintenance II Department: Maintenance (AOAO) Reports To: Maintenance Manager
POSITION PURPOSE:
The Maintenance 3 team member performs all Association related general maintenance to the
property’s common area infrastructure such as the central systems such as water, air conditioning and electrical; and ensures the health, safety and good working order of the building. The ability to work under minimum supervision in a manner which ensures the preservation of optimum quality and efficient production. Additionally, the Maintenance 3 team member ensures owner, guest satisfaction and safety by providing efficient and courteous service to maintenance requests and preventative maintenance plans. They are responsible for ensuring the public areas are in good physical repair and of an aesthetically pleasing quality. Adhere to the company’s safety programs.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
Ensure the property’s mechanical systems and equipment are checked and functioning properly during each shift.
Perform all tasks within prescribed guidelines and procedures using proper tools and equipment.
Performs basic repairs and preventative maintenance on AOAO facility equipment and systems, including plumbing and limited electrical systems.
Takes immediate and appropriate action for emergency trouble calls. Notifies immediate Supervisor (or Association Manager, if Supervisor is unavailable) as soon as feasible, and arranges repairs until Supervisor or Association Manager can be contacted or can arrive at the situation.
Observes and is watchful for mechanical, structural, chemical and potential safety hazards throughout the property. Takes appropriate action in reporting, repairing or containing the problem until Supervisor or Association Manager can be reached.
Performs masonry/concrete, tile, plumbing, carpentry, drywall, painting, electrical, air conditioning, troubleshooting and other repairs found in and on the property as required or instructed.
Perform general painting and other miscellaneous work throughout the AOAO common areas of the property.
Maintains and cleans the pool and jetted hot tub including surrounding pool deck and lounge chairs and tables.
Apply general working knowledge of common area repairs.
Inform supervisor of work to be completed by outside vendors who are licensed and bonded to perform specific high-level work.
Complete all necessary work orders, inventory tracking and use requirements.
Prioritize maintenance and housekeeping requests.
Maintain AOAO supplies, inventory and cleanliness of AOAO work spaces.
Possess the ability and willingness to prevent and solve problems while exhibiting a generous Aloha spirit towards guests and fellow employees.
Maintain high performance and quality standards.
Exhibit responsibility and follow-through on each assigned task.
Maintain and process necessary inventory, purchase orders, and invoices for accurate processing.
Promote safe work practices, conditions, and working environment.
uses safety equipment including personal protective equipment including gloves, goggles, non-skid boots, etc., and public information/warning devices including taping off or warning cones, to ensure a safe work or public area.
Uses proper phone and radio etiquette in responding to requests and communicating with guests, owners, other property departments and vendors.
Fulfill all job responsibilities set forth and any additional assigned tasks deemed necessary by management.
Regular and punctual attendance.
SECONDARY JOB FUNCTIONS AND RESPONSIBILITIES
Perform other duties as assigned.
QUALIFICATIONS: EDUCATION, KNOWLEDGE, TRAINING, & WORK EXPERIENCE
High school diploma or high school equivalency certificate.
Any applicable technical license or degrees preferred.
One year of basic maintenance training or work-related experience.
Basic knowledge of electrical, plumbing, HVAC, and repair and replacement of general fixtures, general repair includes: doors, windows, walls, flooring, ceilings, roofs, furniture, and cabinetry.
CPR and Standard First Aid certification preferred.
Ability to complete work orders.
Ability to take direction and complete tasks.
Ability to handle multiple tasks and prioritize assignments.
Basic computer skills preferred.
Must be bondable, have a valid Hawaii Driver’s License.
Willing and able to work varied shifts, days, and times.

Pay: $30.00 – $35.00 per hour
