Housing Initiatives Coordinator

The Housing Trust of Nova Scotia is a fast-growing non-profit organization with 295 units (the Portfolio) of mixed-income housing in the Halifax Regional Municipality and a mandate to develop over 50 units of affordable housing across the province for healthcare workers. The Housing Initiatives Coordinator facilitates the achievement of the Housing Trust’s construction team’s objectives and the organization’s goal of 1000 units by 2030.

The coordinator will be passionate about our cause and the work we do, and able to work in a fast-paced environment. They will work closely with the Construction Manager and team leads while engaging with the Housing Trust’s volunteer members and external stakeholders, including engineers, architects, planners, financers, and developers.

The ideal candidate is looking for a technical construction support role, able to write a variety of communications, and has experience working in a collaborative environment.

Responsibilities

I. Construction & Housing Initiatives

MODULAR – Support the Housing Trust’s modular construction team in the execution of a $20M partnership agreement with the Nova Scotia’s Department of Municipal Affairs and Housing. Projects are permanent housing developments located across Nova Scotia and designated to healthcare workers.

PORTFOLIO – Support the ongoing renovation and retrofit activities across the Housing Trust’s current Portfolio. Projects include building envelope retrofit and structural rehabilitation projects. mechanical & electrical systems updates, interior unit renovations and exterior site improvements.

Key Activities

Contribute to a positive safety culture on HTNS sites and properties. Support the construction team in implementation of our safety program.

Assist with on-site coordination including quality control and technical reviews of the work. Travel to job sites with own vehicle is required.

Complete quantity take-offs and assist with budgets, tenders & RFP’s.

Assist with contract administration including evaluating and processing change orders, coding, and invoicing.

Organize, manage invitations, attend, and take notes for committees and provide general admin support to the construction team.

Author reports as required.

Review and process submittals, drawings and professional reports from our trade and consultant partners.

Assist with on-site coordination including quality control and technical reviews of the work. Travel to job sites with own vehicle is required.

Manage projects from start to finish as assigned.

II. Property Management & Resident Experience

Track unit renovations, rent roll and operating expenses in collaboration with the Executive Director and Housing Trust’s property manager.

Prepare construction related notices to buildings’ residents, ensuring distribution and posting via the buildings’ resident managers.

Play a lead role in the day-to-day coordination of interior unit renovations & accessibility upgrade programs.

Liaise with residents as required.

Skills and competencies required:

· Strong computer skills required, MS Office, Teams, Procore.

· Strong verbal & written communication skills

· Demonstrated interpersonal and teamwork skills.

· Exceptional organizational skills – self and others.

· Tech trouble shooter.
