Job Overview
The Facilities Maintenance staff member, with direction and support from Research Park management, is responsible for executing the upkeep, repair and overall condition of the Los Alamos Research Park property to ensure it is safe, functional, and well-maintained.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
The Facilities Maintenance lead will be responsible for utilizing their skills and training to successfully accomplish the following:
- Fulfill routine and preventative maintenance for buildings, grounds, and equipment. This includes both indoor and outdoor needs, as directed by building management.
- Respond to and resolve maintenance requests and emergencies in a timely manner, prioritizing requests at the direction of management.
- Stay on-site to manage and coordinate with applicable contractors and vendors to ensure they are fulfilling their job responsibilities and properly handling LARP equipment.
- Conduct regular property inspections to identify issues and ensure compliance with safety codes, regulations, and organizational standards.
- In coordination with management, ensure compliance with local, state, and federal regulations, including health and safety requirements.
- Maintain good communications with tenants and management regarding maintenance needs and project timelines.
- Be able to lift and carry up to 50 pounds occasionally, and 25 pounds frequently, with or without reasonable accommodation. Also be able to move heavier items using proper equipment or team assistance.
- Occasionally assist with tasks for other LACDC properties, including but not limited to the Small Business Center and MainStreet MarketPlace facility, and only when availability allows and the Research Park management has confirmed that LARP responsibilities have been fulfilled first.

SUPERVISORY RESPONSIBILITIES:
The Facilities Maintenance lead has no direct staff reports, but is responsible for managing relationships with tenants as well as multiple third-party providers/contractors as detailed above.
JOB RELATIONSHIPS:
The Facilities Maintenance lead works collaboratively with direct supervisor, the Los Alamos Research Park management, as well as LACDC management and program leaders and other staff on occasion. The Facilities Maintenance lead will professionally represent the interests of LARP and LACDC at all times and protect the confidentiality of all parties involved.
BUDGET RESPONSIBILITY:
The Facilities Maintenance staff member does not have any direct budget responsibilities, but should convey any budget or cost-related concerns to his or her director supervisor, the Research Park management.
Job Type: Full-time
Pay: $50,000.00 – $60,000.00 per year
