Job Overview
The Facilities Maintenance Foreman plays a key role in maintaining and enhancing the community’s infrastructure and appearance and is responsible for coordinating and performing maintenance and repair work throughout the community. This position oversees a broad range of assets—including over 55 miles of roads, over 60 gates, and nearly 300,000 square feet of stucco walls—along with buildings, gatehouses, and other common-area infrastructure.
The ideal candidate is highly organized, detail-oriented, and committed to quality workmanship. This role requires a hands-on professional with strong technical skills and the ability to manage multiple projects at once. The Foreman plans, schedules, and inspects work performed by subcontractors and vendors, and when needed, performs maintenance tasks directly to ensure quality results.
Duties
- Plan, coordinate, and execute maintenance and repair projects for roads, stucco walls, buildings, gates, and related facilities.
- Maintain a positive, professional, and team-oriented attitude.
- Schedule and oversee work performed by subcontractors and vendors, ensuring adherence to specifications, schedules, and quality standards.
- Perform hands-on maintenance or repairs as needed, particularly in areas such as carpentry, plumbing, electrical, or stucco/concrete work.
- Inspect completed work to ensure high-quality results and long-term durability.
- Develop and maintain project schedules, work orders, and maintenance records.
- Assist in preparing project scopes and reviewing vendor proposals and bids.
- Identify maintenance needs proactively and recommend cost-effective solutions.
- Ensure safe work practices and compliance with all applicable codes and community standards.
- Work cooperatively with management staff, committees, and contractors to support community goals and priorities.
Qualifications:
- Demonstrated experience in facilities, construction, or infrastructure maintenance (community, resort, or large property experience preferred).
- Ability to manage multiple projects with strong attention to detail, scheduling, and quality control.
- Hands-on skills and working knowledge in multiple trades such as electrical, plumbing, carpentry, and stucco or masonry repair.
- Strong organizational and communication skills. English/Spanish bilingual a plus.
- Capable of working independently and coordinating effectively with external contractors.
- Must Have a valid driver’s license and acceptable driving record required.
- Must be able to pass a background investigation, driving record check, and drug screen. Must be insurable under the company’s insurance to drive a company vehicle.

Pay: $23.73 – $30.84 per hour
