Purpose of this job
Our Building Maintenance Technician is responsible for maintaining a safe, clean, and fully functional metal manufacturing facility. This role supports daily production by performing routine building maintenance, facility and equipment repairs, and basic upkeep to ensure Hilman operates efficiently, safely, and in compliance with all applicable regulations.
This is a hands‑on, independent role. You will be the primary person responsible for day‑to‑day building maintenance, working as a one‑person operation with support from outside vendors when specialized work is required.
You will maintain approximately 16,000 square feet of office space and 60,000 square feet of manufacturing and shop space (not including exterior grounds or parking areas). This position reports to the Production Manager in the Production Support department and works closely with production, warehouse, and office teams to keep the facility running smoothly.
What you’ll do
Facility & Building Maintenance
- Perform routine maintenance and repairs on building systems including doors, walls, flooring, lighting, roofs, and ceilings
- Maintain restrooms, break areas, offices, and common spaces
- Conduct regular inspections of the facility to identify safety hazards or maintenance needs
- Coordinate with outside contractors for specialized repairs when required
Machinery & Shop Support
- Perform basic maintenance on manufacturing equipment (e.g., lubrication, belt changes, cleaning, minor adjustments)
- Support preventative maintenance programs for shop machinery and material-handling equipment
- Assist production staff with minor equipment or tooling issues that do not require a specialized technician
- Maintain shop utilities such as compressed air, ventilation, and dust collection systems
Safety & Compliance
- Ensure compliance with OSHA and Hilman safety standards
- Maintain clear and safe work areas, walkways, and exits
- Respond promptly to maintenance-related safety issues
- Assist with fire protection equipment checks and emergency preparedness
Grounds & General Duties
- Maintain exterior areas including parking lots, sidewalks, and loading docks
- Handle waste disposal, scrap handling, and recycling as required
- Perform seasonal tasks such as snow removal or basic grounds upkeep
- Keep maintenance tools, equipment, and storage areas organized
After Hours & On-Call
- You will remain available after typical office hours for emergency calls, including nights, weekends, and holidays
- This includes inclement weather events and other emergencies
- <5 occurrences per year
- Other related duties as assigned
Your areas of expertise that matter most for this role
- High school diploma or equivalent
- 2–5 years of experience in building maintenance, industrial maintenance, or manufacturing support preferred
- Basic knowledge of electrical, plumbing, HVAC, and mechanical systems
- Comfortable using a variety of hand and power tools
- Familiarity with industrial machinery and shop environments
- Ability to troubleshoot and perform hands-on repairs
- Strong safety awareness and attention to detail
- Ability to work independently and prioritize tasks
- OSHA 10, OSHA 30, prior forklift experience, and basic electrical or mechanical certifications are a plus!
Physical demands and work environment
- Continually required to stand, walk, and sit

- Continually required to utilize visual acuity to operate equipment, read technical information, and/or use a computer/keyboard
- Continually required to lift/push/carry items up to & more than 50 pounds
- Frequent work near moving mechanical parts
- Occasional work in high, precarious places (rooftop)
- Frequent work around fumes and airborne particles
- Occasionally exposed to outside weather conditions (groundskeeping)
- Occasionally exposed to loud noise (>85dB) due to machinery and manufacturing operations

Specialized equipment, machines, or vehicles used: CNC mills, lathes, manual machines, MIG welders, stick welders, grinders, sanders, acetylene torches, riveter, pipe threader, pneumatic press, hand tools, hammer, impact guns, socket wrench, pliers, snap ring pliers, safety glasses, ear plugs, latex gloves, forklift, pallet jacks, overhead cranes, etc.
