JOB DESCRIPTION

Reporting to the Senior Engineering Manager, the Assistant Building Operator supports the day‑to‑day operation, maintenance, and repair of building systems and facilities. This role performs a wide range of tasks to ensure both buildings are fully functional, safe, and prepared for daily operations.

JOB RESPONSIBILTIES Client Requests

  • Provide timely support to external clients (clients, exhibitors, contractors) and internal departments
  • Respond to requests including temperature and lighting adjustments, door hardware repairs, and general maintenance requests.
  • Assist with operational and event‑related needs, including repair and setup of tables, chairs and risers, hanging signage, snow removal and basic landscaping support as required.
  • Maintain a high level of customer service and responsiveness
  • Conduct ongoing inspections of both buildings to identify maintenance needs and deficiencies
  • Perform general repairs and maintenance throughout the facility, including meeting rooms, washrooms, and common areas
  • Utilize a variety of hand tools, power tools and specialized equipment including drills, saws, grinders, power snakes and caulking guns
  • Carpet repairs and minor flooring fixes
  • Drywall patching and finishing
  • Replacement of light bulbs and fixtures
  • Changing air filters and performing basic HVAC upkeep
  • Maintain and repair building assets such as tables, chairs, bookcases, and shelving
  • Perform maintenance and operational tasks as required
  • Support seasonal and non‑routine activities as they arise

Emergency Response

  • Respond immediately to emergency situations with a focus on public safety
  • Work closely with Security during incidents, including evacuations and emergency coordination
  • Establish proactive measures to minimize damage to building systems, including flooding and water leaks, broken pipes, heating and air conditioning failures, Fire safety systems and equipment.
  • Assist occupants during elevator entrapments by maintaining communication via intercom and supporting Security response
  • Help maintain a calm and controlled environment during emergencies

JOB SKILLS & QUALIFICATIONS

  • Minimum of 3 years of experience in a similar role, supporting building operations and maintenance
  • Secondary school diploma or approved equivalent required
  • Enrolment in Building Environmental Systems (BES) considered an asset
  • Experience maintaining and operating large, computerized commercial building systems
  • Knowledge of air distribution systems, pumps, and large air handling equipment
  • Strong verbal and written communication skills
  • A strong understanding of health and safety protocols
  • Thorough knowledge of fire safety equipment and systems
  • Experience with heating boilers and steam heat exchangers
  • General building maintenance experience (e.g., door/lock mechanisms, lighting installations)
  • Familiarity with automatic heating and cooling controls, including pneumatic and DDC systems

As per the LiUNA Local 506 Collective Agreement, in order to maintain Full‑time status or to be classified as a Full‑Time Employee, an Employee must have worked and/or paid a minimum of 1,200 hours the previous calendar year.
