Purpose of the Role::

Nicola Real Estate, the real estate division of Nicola Wealth, manages over $10 billion (as of December 31, 2025) of commercial real estate in Canada and the United States, on behalf of both private and institutional investors. The team of experienced real estate professionals manage a diverse portfolio of industrial, office, retail, multifamily, seniors housing and self-storage properties, leveraging our institutional calibre investment platform, processes and operations.

Reporting to the VP, Investments, The Analyst, Real Estate Investments will be a high-energy individual with entrepreneurial drive, and strong work ethic joining a dynamic group of dedicated real estate professionals. The successful candidate will be responsible for conducting detailed financial analysis, research, report/presentation preparation, due diligence and reporting in support of the investment teams objectives. The successful candidate will contribute to the team in support of both acquisitions and dispositions, co-investment and joint venture activity, playing a key role in delivering exceptional quality of work and operating succefully in a highly collaborative and team-oriented environment.

Core Responsibilities:

  • Analysis and assessment of real estate investment and development opportunities
  • Financial and portfolio analysis, including:
    • Sensitivity and scenario analysis
    • Financing and capital structure analysis
    • Development feasibility analysis
    • Disposition and hold–sell analysis
    • Costbenefit analysis
  • Detailed cash flow analysis for potential acquisitions, development properties and existing portfolio assets
  • Due diligence support for both acquisitions and dispositions
  • Market research to support investment decisions and operational strategy, including:
    • Investment and market trends
    • Lease and sale comparable analysis
    • Land use, zoning, and development feasibility
    • Special projects and adhoc research
  • Ongoing market intelligence gathering
  • Support with reporting requirements including Quarterly Fund Reporting and research and reporting for private and institutional clients
  • Support with preparation of internal and external presentations
  • Preparation of materials and memorandums for the Advisory Board and Investment Committee
  • Ongoing collaboration with other Nicola Real Estate divisions

Required Skills & Qualifications:

  • Completion of Bachelor’s degree or College Diploma with an emphasis in real estate or finance
  • 1-3 years of real estate experience in asset management, appraisal, brokerage or related sectors
  • Familiarity with commercial leases and related legal documentation
  • Experience with Excel-based financial modeling, development pro-formas and discounted cash flow analysis
  • Sound understanding of real estate valuation methods
  • Strong computer skills with advanced knowledge of Powerpoint, MS Excel, ARGUS and/or other real estate modelling tools
  • Relevant modelling training or certifications is an asset
  • Must be legally eligible to work in Canada for any employer.

Compensation & Benefits Package:

This position comes with a base salary range of $63,000 – $79,000 plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
